When Should You Replace Your Hardwood Floors?

When Should You Replace Your Hardwood Floors?

Hardwood floors are a great investment for any home or business. If treated properly, they have a potential lifespan of a few decades. During that time, you can refinish and restain your hardwoods a number of times, but how do you know when it’s time to replace them entirely? Here, we’re breaking down the most common signs to look out for.

Thin floors

One of the benefits of having hardwood floors is that if it’s time to refresh them or change the color, you simply refinish them. With a polyurethane finish, each time you do, it requires sanding them down to prep them for their new hardwood floor stain. Of course, floors can only be sanded down so many times before there’s no wood left. If they become too thin, they’re more susceptible to cracking and warping.

If you have engineered wood or you’ve already refinished your floors several times — or know they have been previously — it’s time to consider an entire replacement or choose WOCA penetrating oil finish.  A penetrating oil refinish does not require sanding - instead, you’ll prep with Intensive Wood Cleaner and apply a maintenance coat of oil.

Water damage

With the right protective products, your hardwood floors can handle everyday spills. However, if something more serious happens — like flooding in your home — your hardwood can undergo much more damage that requires a replacement. If you notice any warping or separating in your hardwood floors, there’s a good chance your floors have sustained permanent water damage, and it’s time to replace them.

Large divots and cracks

Some cracks and gaps in your floors are part of normal wear and tear and can be repaired. Over time, though, those may become more extensive, and your floorboards will begin to separate. Not to mention, they could cause injury to anyone who walks on them. At that point, the integrity of your floors is likely compromised, and it’s time to get new ones.

Discoloration

Fading hardwood floors and stains are another sign of normal wear and tear, especially in high-traffic areas. However, if you start to notice your spots of your floor turning grey or black, it’s a sign of much bigger problems. When that happens, it’s likely your floor has absorbed water and sustained permanent water damage, prompting an entire replacement instead of repair.

Noise and creaking

If your floors creak and crack each time you walk on them, it’s a sign of long-term aging. While this may not be an issue for most, it’s important to acknowledge that a noisy floor also means your hardwoods are rubbing against the subfloor. That means the strength and integrity of your floors may be at risk, so it’s crucial to keep an eye (or ear) out for the other signs or replacement.
